Property is the one sector on this site where the advertisement itself is regulated. Every project page a developer or broker puts online is advertising under RERA, with disclosures it has to carry, and most property websites bury them or leave them out.

The advertisement is regulated, and your website is one

Under RERA, advertising for a registered project has to show its registration number and the address of the regulator's website, where a buyer can check the registered details for themselves. A project page on a developer's or broker's own site is advertising, so the obligation comes with it, and it rests on the promoter even when an agency built the page.

Maharashtra asks for more. MahaRERA requires the registration number, its website address and a QR code linking to the project's registration page on advertisements in every medium, websites and social media included, with rules on where they sit and how large they are. Registered agents advertising a project show their own registration number too.

There is also a rule about timing. A project that needs registration cannot be advertised or marketed before it has it, and a pre-launch page collecting expressions of interest counts as marketing.

A design problem as much as a legal one

The disclosure has to be prominent without wrecking the page. We give it a fixed block at the top right of every project page, sized by the rules rather than by taste, with a separate number for each phase or tower registered on its own. The same block goes into every ad and brochure page made from the same files, so the disclosure never depends on someone remembering it.

A project microsite is a campaign

A developer's site for one project behaves like an ad campaign. It builds towards a launch, peaks while the ads run and quietens as units sell. It needs a sharp page per project, made with the discipline of our landing page design service, rather than a sprawling site nobody finishes reading.

A brokerage site is a directory

A broker's inventory changes every week. Listings arrive and sell, each needs its own disclosures, and a sold flat left online becomes an enquiry that ends in disappointment. That calls for listing templates and a routine for taking stock down, which is closer to our website design work than to a campaign.

The site visit is the conversion

Nobody books a flat from a web page. The real outcome is a site visit, and a visit costs the buyer half a day crossing the city and your sales team an hour on site. So the project page's job is to qualify the buyer before anyone travels.

A buyer who picks a budget band and a configuration before booking arrives knowing the project fits. Your team calls ahead with that context, and the visit becomes a decision rather than a first look. The same answers also tell the team which of the week's enquiries to call first.

Floor plans, price bands and possession dates, in the open

These are what property buyers come looking for, and what most developer sites lock behind an enquiry form. The form gets a phone number from someone who did not want to give one yet, and the buyer comparing three projects tonight moves on to the two that showed their plans.

So the page shows them: a floor plan for each configuration with its carpet area, which is the measure RERA works in, a price band for each configuration, and the possession date as registered, with any revision stated plainly. The enquiry that follows comes from a buyer who has already done the arithmetic.

Location pages are the search surface

Buyers search for the neighbourhood before the project: flats in Thane West, a 2 BHK near a metro station, homes close to a particular school. Location matters more in property than in any other sector we write about, and each micro-market deserves its own page on connectivity, schools, hospitals and the daily commute. A good location page also outlives any single launch, because it serves every project you later build in the same area.

Those pages describe what exists and what is being built, with dates from official sources. They never say what a new metro line will do to prices. That is an appreciation claim, and appreciation or return claims have no place on any page we build.

Fewer enquiries, better buyers

Property portals deliver volume: many enquiries, shared with competing projects, from buyers at every stage. Your own site should do the opposite and send fewer enquiries, from buyers who already know the price band, the configuration and the possession date and still want to visit.

Questions developers and brokers ask

Yes. A project's pages on your own site are advertising like any other, so each needs the registration number and the regulator's website address, and in Maharashtra the MahaRERA QR code as well. Confirm the current requirements with your advisor before launch, because the authority has tightened them more than once.

Not through advertising. A project that needs registration cannot be marketed until it has its RERA number. Build the page in advance, keep it offline, and publish it the day the registration comes through.

Yes, for reach. Portals find buyers who have never heard of you, and your own site is where those buyers check you before they visit. The two do different jobs, so your site carries the detail a portal listing leaves out.
